There may still need to be further submissions to the planning committee to clear pre commencement conditions prior to commencement of physical works on site. I'll need to check the pp but I'm sure I remember one of the conditions related to archaeology in which case an archaeological excavation of the site may be necessary before construction begins, dependent upon what finds are uncovered during initial investigations.
I would imagine officers will be deciding the conditions applications under their delegated authority rather than the planning committee. As in the main its a rubber stamping excercise carried out by either a kiwi temp or intern at Hounslow. If all the details for relating to every condition need to go to the planning committee for determination then the good people of chiswick can rest easy for a good while longer.

The reserved matters applications in relation to the outline planning permissions for the flats will be determined by committee but by that stage they won't be our concern.

Nothing stopping the club from building three sides for the if this CPO doesn't go our way I suppose. Even a 10 - 15k capacity three sided ground would be better than GP I suppose?!??!

Follow the link (I think you will have to copy it into your browser) to the council planning site, then the link from the application number 00707/A/PS3 then the link to documents submitted. They show the residential units in detail including, elevation, materials, size of individual units and expected occupancy. Sorry I didn't get link right

If you remember way back on December 5th 2013 (doesn't time fly) when we got the planning permission it was detailed permission for the stadium and outline for the residential development.

This now the detailed part, I understand WD will submit in phases. I think the Duffy site will be the site office so won't get built on for a while.

Can someone answer a question that has no doubt been answered before?

In regards to the above link.................. Can residents/Objectors still object to this? and therefore cause more of a delay? Or is it pretty much in the realm of the CPO?

Various objections have already been lodged as part of the CPO including from resident groups, however none of these groups have chosen to present evidence at the inquiry.

On the new pic the stands at the goal ends look steeper towards the back has the capacity been upped in those areas or just an optical illusion?

Capacity hasn't changed (unless we get Safe Standing)

Has there been a delay to the hearing? I'm reading on the ChiswickW4 website, that apparently not enough notice may have been given for certain areas residents to reply?
I also got an email from hounslow council today??
Anyone know the latest... Or is this part of the enquiry process?

I thought this was related to the specific planning permissions regarding the building designs, not the CPO public hearing/inquiry?

Just opened the mail and it is indeed a letter from Hounslow Council.

"The Council has received an application for planning permission to carry out the development described above and you are invited to comment on the application before a decision is made. If you wish to comment, please note the following points:"

Are any further supporting emails/letters required now at this stage?

I have quoted the text of the letter below. I assume it was sent to anyone who commented on the original application.

Dear Owner/Occupier

TOWN AND COUNTRY PLANNING ACT 1990

Site: LAND AT LIONEL ROAD SOUTH BRENTFORD LONDON TW8 9QR

Development: Reserved Matters application for access, appearance, landscaping, layout and scale

in relation to Central Eastern, Capital Court, and Central Southern sites comprising

648 residential units, A Class and D Class floorspace, vehicular and pedestrian

circulation areas, car parking, cycle parking, associated hard and soft landscaping

and private amenity space pursuant to planning permission of 00703/A/P11 dated

12/6/2014.

The Council has received an application for planning permission to carry out the development

described above and you are invited to comment on the application before a decision is made. If you

wish to comment, please note the following points:

The application and any supporting plans are now available through the planning pages of the

Council’s website at www.hounslow.gov.uk/planning

Hard copies of this application will not be kept at the Civic Centre. You can find this application by

clicking on ‘search planning applications’ and entering the planning number shown at the top of this

page (or by entering the relevant postcode) into the planning application search facility. Comments

on this application can be made directly from these pages on the web.

Any comments should be sent to planning@hounslow.gov.uk or the Council’s postal address as

given at the top of this letter.

If you wish to discuss the application, or make an appointment please email the case officer at

gemma.bassett@hounslow.gov.uk or natalie.lynch@hounslow.gov.uk

Comments must be received in writing within 21 days of the date of this letter. Comments received

after this date will still be considered if a decision has not been made. Objections made on previous

applications will not be taken into account.

In deciding whether to make any comments on the application, you may wish to take into account the

following advice on what are relevant PLANNING considerations which the Council can take into

account in making a decision to grant or refuse planning permission:

1. Any planning application has to be evaluated against the Council's planning policies, which are

set out in the Unitary Development Plan which is available on the Council’s website:

http://www.hounslow.gov.uk/index/environment_and_planning/planning/planning_policy/ud

p.htm There is a presumption in favour of applications which comply with the Plan

2. The Council also has a number of other adopted guidelines against which relevant planning

applications have to be judged, such as guidelines on House Extensions. Copies of these

documents are available for inspection on the Councils website:

http://www.hounslow.gov.uk/index/environment_and_planning/planning/planning_policy/ud

p.htm

3. Other planning matters such as overlooking, loss of light, visual appearance and traffic and

parking will be taken into account. These planning matters do not include matters to do with

loss of property values, the personal circumstances of the applicant (except in certain

exceptional cases) or property boundary disputes.

An acknowledgement will be sent for all objections received via email through the website. Due to

the large volumes of correspondence received in connection with applications, no other

communication will be sent. All comments will be taken into account in the assessment of the

application. If the application is to be recommended for refusal, or objections are made against an

application, this application is then placed on a weekly list called Pending Decisions, posted on the

council website at the end of the working week.

http://www.hounslow.gov.uk/index/environment_and_planning/planning/pending_decisions.htm

Councillors can ask that applications on this list be referred to Area Forums for discussion, giving

planning reasons why they are making this request. The Area Forum will decide whether the decision

to approve or refuse the application should be made by Planning Committee, or by planning officers.

Should the application be reported to Committee for decision and you have made written

representations, we will notify you of the date of the committee meeting.

You can follow the progress of this application by clicking on ‘search planning applications’ and

entering the planning number shown at the top of this page (or by entering the relevant postcode) into

the planning application search facility Decisions on planning applications can be found from

viewing the weekly lists of decisions.

If this consultation letter is about a householder application, in the event of an appeal against a refusal

of planning permission, which is to be dealt with on the basis of representations in writing, any

representations made about this application will be sent to the Secretary of State, and there will be no

further opportunity to comment at appeal stage.

IF YOU ARE NOT THE OWNER OR SOLE OCCUPIER, please note this information and pass this

letter on to anyone who you think:

- may have an interest in this property

- may be affected by the proposed development.

Plans are available for inspection at Brentford Library. Library hours vary, so please contact the

library direct for library opening hours, phone 0208 560 8801.

Finally, please note that all comments, (excluding personal details on correspondence sent to us

on planning applications) can be inspected by anyone interested in the application. This

includes the person submitting the application and the general public

Yours faithfully

Mr A Richards

Oh FFS, I thought it was something to do with my neighbours extension that started on Monday, they are Asian and have an Asian solicitor etc. We are having a party wall survey done and I assumed it was about that.

I couln't open it and she said it is window 10 so i need to download a convertor to read it.

So have they sent it to everyone one who replied to the original planning consent? It is nice being called a neighbour but I wouldn't want to walk it !

Got one, now living in Dorset. Hounslow Council wouldn't have known that though. I also deleted without opening, as I generally do with unsolicited emails from mysterious women.

Me too.

Vaguely related, Loo Town have paid £10.5 million for a piece of land at J10 of the M1. Apparently they are going to put their new stadium

As mentioned above, the Planning Inspectorate has to write his report and then refer it to the Secretary of State for final approval.

Also the detailed planning has to be approved for the Housing Development.

Had a paper version posted to me today.

Two observations

1 As I am obviously in favour do I need to respond?

2 Responders have 21 days from yesterday to respond so presumably there will not be any answer to the hearing until the 22nd?

Firstly, this is not related to the CPO, so nothing to do with the hearing.

With regards to requiring a response, I will ask the team and get back to you.
