If the Lionel Road site gets the go ahead;

Who will own the new stadium?
Will the football club benefit financially from the variety of facilities that the development will boast?

Does anyone know anything about the other companies involved? Who are they and what is their track record?

Turn up to a meeting and you'll have these answered or you could pop into The Griffin on matchdays and ask BU direct. You do go to the games Jimbo don't you?

You also have internet access so why not look back at the threads and stop being so lazy or are you just trying to wind folk up again? Yep, I reckon the wind up has re-started....I'll get my sleeping bag then...

Tonights meeting is about how the fans must get stuck in and join the campaign to secure the Lionel Rd site.

All the rest at this stage is fine detail.

Don't see why it should be a wind-up, they're perfectly reasonable questions and the sort that any Bees fan should be asking, and as far as I can tell there's been no answers to these questions posted on here so far....

The new stadium will be owned by BFC. But not the freehold.

The other developments (retail, leisure & commercial) will be on the best commercial return to the developer.

BFC will keep all revenue from the stadium.

This is my own personal view of the meetings I have attended.

But all this is worthless if so called fans don`t get off their arses. This is fine detail which will be negotiated over the three year development period.

If contracts are signed tomorriw on Lionel Rd we have a big fight on our hands.

I would suggest that a sticky Passnotes type Q-n-A be created by Bees United/BIAS so that people looking for these sort of answers always have a link they can be pointed to. Getting the word out so critical. Even to Jimbo (he says, squinting in pain).

Going back to the original questions, this is what I've managed to glean so far, please correct me if I'm wrong or have missed something....

(I've no interest in the history of the companies involved, I'll leave that to other people to worry about. I have every confidence in Bees United on this front)

At the moment, it seems that we won't own the stadium, it's more likely to be on a long term lease, this is because of the relatively small amount of money we have to invest in the project. However we should benefit from any money made from the stadium itself and any facilities enclosed therein, or presumably any other events held there, although I haven't had any firm answer on this.

However, we would not expect to gain anything from the surrounding developments. Now, I know this may be jumping the gun a bit, but I suspect we are in a stronger position than we realise and should be pushing to get some sort of deal whereby we benefit financially from the surrounding developments. After all, none of these projects can go ahead without Brentford FC. We are pivotal to the whole scheme. Without some sort of public development at the end of the Monorail they will not get the 7 day traffic that they need in order to make a profit and without Brentford as part of the project it will not get planning permission. Whilst I am extremely impressed with the plans as they are, I just hope we don't end up selling ourselves short in the rush to get a deal done. Bear in mind this is the future of the club at stake, and we must maximise our income in every way possible in order to survive and be competitive in the future.

My understanding is that we will have a very long lease on the stadium.

Being the lease holder it will be ours to do as we will. Therefore the other clubs will be our tennents and both will pay us rent.

It is also my beief that we will own/ control all of the stadiums facilities. Therefore if we want facilities such as bars within the stadium that we can rent out we can do so.

This arguement works both ways, without the monorail we could not expect the land to be gifted to us (saving us possibley £10 m)
and without the transport infrustructure we could not expect to get the planning permission for the creation of a stadium on this site.

Not strictly true. The scheme is reliant on the monorail. Brentford doesn't need to be there. Anyone could get this monorail up and going. It just so happens that we are.

Ok, but my understanding is that they need the monorail to have 6-7 days regular use to make a profit, and they won't get enough traffic from regular commuters to make it worthwhile. So in order to make this scheme viable they need some sort of attraction at the end of the line to encourage traffic over the weekends. A stadium with 2 or 3 clubs guarantees some sort of event every weekend, and the crowds with it, theres no guarantee that a development of just shops and bars would bring that volume of traffic on it's own. Which is where Brentford step in....

Or, if the site is big enuogh for a leisure and retail complex, then it'll be used 7 days a week. Don't forget Kew Gardens, and the fact that there might even be a possible link to Heathrow Terminal 4!!!!!

I think so, yes. but there's no-one coming forward with a monorail proposal, from anywhere.
This is what is making Bees United's proposals special. Consider, anyway, that Brentford has been the centrepiece of its community for over a hundred years, and you've got more reason to support this idea. Both locally and centrally, this is a good political move if it goes through.
The stadium is important to the whole project, mainly for the community.

Well, yes, to an extent. The development of the monorail is Brentford orientated, because of Doug White, the Brentford fan who is co-ordinating this vnture. Without him, I don't think the monorail would be all that interested, but who knows?

The bargaining position that we're in is fairly strong, but make no mistake, it hardly gives us the right to carry these proposals through. That's why there is a campaign.

I'm not sure what you're getting at, but bear in mind that I am not all-knowing. I am only telling you what my limited memory remembers!!!

What I'm getting at is that perhaps we don't realise quite how strong our position is with regards to this scheme. It would be a shame in my book to see a major development surrounding our ground making money from the people we're bringing in but not making anything for us. It would be an echo of what's happening at the moment with all the pubs surrounding GP. Which is partly why we're having to move in the first place...

Don't get me wrong, this is a fantastic and exciting scheme far better than anything that's come before, but that doesn't mean there aren't parts of it that could be changed for the better. It's our job as Bees fans to make sure we get the best deal possible for the club to ensure there's another 100 plus years of Brentford FC

One of the major problems, however, is the fact that we are trying our best not to put our money in, but getting investors to do so instead.

So, if BU put in, say £10 million, to a scheme that is going to cost in the region of £200 million upwards, then what do you expect back?

What we will get back, as far as I am aware, is all revenue generated by the stadium, and its immediate attachments. Thus, corporate lounges, bars, conference rooms, within the stadium, will generate money for Brentford FC. A cinema would not generate money from us. Fact is that we are working on obtaining the freehold, so there is a chance that we receive rent too, although this could be difficult. However, a very long lease will secure our future.

One would hope that any new ground would incorporate corporate function areas and private function rooms to be used 365 days a year. Bear in mind that surrounding new businesses need to be financed and BFC wouldn't really have enough clout, when you look at how much Chelsea are in debt to, much of which is because of the Chelsea Village scheme, do we want that sort of noose!!
As long as we have a ground that can produce decent revenue 365 days a year then that should be more than sufficient.

Agreed Mr C.
The first hurdle needs to be overcome. If/when that is achieved some other things will come to light.
Any deals done thereafter will be done with 100% focus on the best interests of BFC at heart.....ie with as much benefit to BFC as possible/feasible.
We must secure the site first, then concentrate on the detail (although PROVISIONAL concepts are in place)

That's good to hear, especially Leicester Bee's comment about trying to secure the freehold. I must admit to being slightly concerned about the prospect of not owning any new stadium, especially in the light of what's happened at GP over the last few years, but perhaps you're right and we should wait until we know we've got the site secured before working out the details (assuming nothing is agreed before then)

By the way, Leicester Bee, thanks for taking the time out to try and answer my queries, appreciate it..
