New Jersey Road Development

This evening the club hosted a public consultation on plans to redevelop Jersey Road.

It's a massive undertaking involving:
  • the removal of all existing buildings on the site;
  • new First and Academy facilities
  • A covered pitch
  • Using the entire site for more football pitches
  • Development will take over a year
  • Planned opening in Autumn 2024
  • Club are looking at option to relocate elsewhere or use temporary facilities on-site during construction

Here's an overview of the proposal with the indoor football pitch at the far end; the first team facilities adjacent to the pitch with Academy space behind that.

Here's a plan of the site. You can see that the entire footprint of the land is covered in football pitches except where it's not practical. There will be 3 entrances, with the players given their own car park. You can see two car park entrances, the other entrance if for groundsman etc towards the East of the site.

One of the true benefits of Premier League riches is being able to incredible fund things like this.

In stark contrast to Portsmouth and QPR from times past who pissed away thier money on agents rather than infrastructure.

Yes, Cliff Crown said that we would be going for a top class academy again an look to develop British talent given the limitations placed on us (and everyone else) by Brexit.

Does one really need 15 pitches? Or even 24 (Chelsea) or 21 (Leicester)....
In winter you can rotate training so the wear is not concentrated on a small amount of pitches. If you only have six pitches and three squads it becomes an issue.

There are
  • 8 x uncovered full-size pitches (1 with floodlights)
  • 1 x covered full-size pitch
  • 1 x synthetic full-size pitch (with floodlights)
  • 2 x 7-a-side pitches
  • 1 x 9-a-side pitch
  • 5 x half-pitches for goalkeeper training

So, in reality, it's 8 pitches that would be used for a combination of;:
  • First Team training
  • B Team training
  • B Team matches
  • Academy matches
  • Women's team matches
  • Academy training
  • Women's training

So it sounds about correct to me.

Good to know there are good plans for the women's team in this. Do we know how much they're planning to invest in that?

Looks good though! The smart teams invest in infrastructure (i.e. permanent elements that will improve the club long term). Less smart clubs spend it on players who will be there for a year or two only....

It won't happen if we get relegated.

Looking at costs, this could be £15m to £20m based on square metres.

Had no idea that Jersey Road had the space for all of that. Although like with the stadium looks like we are really intending to “maximise” what’s available.

Really looks like another case of the club levelling up, hopefully the process of getting the project completed is a relatively smooth one.

Jersey Road area is massive, as now can be seen. Hopefully not too many objections from the neighbours to the size of the buildings.

Did they say it won’t happen if we’re relegated or is that your opinion? Is there not a case to build it as part of being a club that intends to go back up again at least by the time it is completed 2 seasons later? Making it contingent on staying up this season sounds surprisingly short termist for us if we will need top facilities and an academy for a longer term PL future as pushing it back 2-3 years wouldn’t support us if we did bounce back straightaway.

If I was my opinion that I would say so :cool:

The timeline is very ambitious too. There's no doubt that it will have to be built in stages over a few seasons.

We are also looking at buying the site to provide longer-term security.

Are you concerned that steel can't span 60m? Have you seen the Forth Railway Bridge?

Basically a large industrial warehouse. I know someone who could do that.

The Palace one has been going up down the road from us, and looks very impressive. To get an idea of scale, on the top right you can see the Kent CCC ground at Beckenham. On the far right is Palace's other training facilities, which are already pretty good. Not sure if they're keeping that site on too or if it'll be developed.

As well as the extra space allowing CP to run a huge amount of youth training, it also seems to do a good job of getting local kids following the club. My son does goalkeeping dev there. They have banned other club kits from being worn this season, so he's had to leave the Raya kit at home. :cry:

I would hope residents would jump at the opportunity - upwardly mobile football club using the land largely as a greenfield site is a boon to the value of their property and enjoyment of it compared to any other use of the land another owner would make of it if we are frustrated and decide to up and move elsewhere.

Spurs too. Apparently their roof is made from the same materials as used in the Eden Project, so very little use of steel:

Banana has already confirmed that it is contingent upon surviving this season in the PL.

Considering the sums involved, I can see how/why this should be so, for afaik, you only get a far single parachute payment if you go straight back down after one season. Whereas if you survive two seasons or more, you get a three year scheme, which amounts to far more in total. (Basically this is to deter clubs budgeting on a "yo-yo" basis).

And that's before you get to Tracey Crouch's plan to overhaul the whole parachute payment system entirely.

(Plus you get double the PL participation money if you survive two seasons. Obv.)

As a fellow South London dwelling parent of a young goalkeeper, I didn't know this goalkeeping development course existed, and will look into it! And nothing to stop me as a parent picking-up and dropping-off in Bees clobber :)
