Is that at Warren farm ? It's all very well having a great training facility and ideally I'd like us to have a longer lease on Jersey road but I'd rather have a better product on the pitch and stadium like we have !

Think it’s the old Concorde club site that they have been using for academy matches.

It is; that ‘bus stop in Hounslow’ may come to haunt them.

QPR: New Training Ground

Already a thread on this somewhere , they've been clearing the place out for knocking a year.

Oh right…CC had brilliant pitches when I played there for BA 10 years ago….
Playing surfaces still superb. Was bought from BA by Imperial College who own the playing fields in Sipson Lane where Rangers are currently based. QPR have had a presence at the old Concorde Club for some time. Academy has been based there for several years (with indoor facility also across the road in Cranford Community School), and QPR Women now play there, I believe.

No I believe it’s the BA Concorde centre at Cranford, playing surfaces back in the day were superb

I played there more than a few times in my younger days when I lived a short bike ride away in Hayes. Best Sunday league facilities I’d ever seen!

QPR: New Training Ground

Thought they were known as Hounslow Ladies.
Very complex and convoluted tale. The set-ups at several women's clubs are very weird. At QPR, there was no path for progression from the Development Squad - essentially U21s (fed, in turn, by the youth set-up) - into the ladies team. Cut a long story short, something of an internal power struggle led to the Development set-up being favoured. So they were allowed to progress and recruit, taking over the QPR women mantle, whilst the former QPR ladies were forced to ditch the name and go their own separate way (hence the Hounslow naming). The "new" QPR have progressed well and now play at a higher level. (Similar sort of strange set-up at Watford, for example (or was, at least)).

Apologies for digression from the main theme.

Following Monday’s announcement that planning permission has been granted for our state-of-the-art new training ground at Heston, this email is to let you know how you can be part of building a sustainable future for the Club by investing in the QPR Bond alongside the Board.

The QPR Bond

Chairman Amit Bhatia explains: “A new training facility is expensive, so our idea is to fund it some amount with shareholder investment, but some amount by issuing a bond. When you think about sustainable future for QPR – for any business – you always try to look for the most attractive ways of financing something, and in this case, a bond will be able to provide that.”

Effectively a loan to the Club, the QPR Bond will pay a fixed rate of interest over its 5 year term, after which the amount invested will be repaid to the Bondholder.

The key terms of the QPR Bond are as follows:

· 8% interest per annum (5% cash, 3% in Club Credit redeemable on tickets & merchandise)

· 25% cash bonus if QPR promoted to the Premier League by 2025/26

· Eligible for tax-free returns through an Innovative Finance ISA

· Minimum investment £500”

Looks like they want QPR fans to front up the cash to get it built.

I’d rather flush £500 down the toilet.

I'm very pleased with this news, naturally. Easy to forget, as fans, that players will spend 90% of their working life at the training facilities, so they are important in attracting the right talent. Plus we've not been able to have the U21s and the first team on the same site for years, which can't have helped. Bond scheme seems very interesting - seems to have worked well elsewhere, and those returns aren't bad.

As an aside, great start to the season for you lot. I'm delighted I kept the faith in Toney in my FPL side as he is making me very happy.

Especially with the potential promotion bonus...

Haha, as much as I would love to bank on that, it will not factor into my calculations. It would be a very unlikely pleasant surprise if it were to happen.

Back in the 70's I remember going there every June for the BOAC / BA Family Fun Day. Really pleased to see that the clowns are returning.

Interesting scheme (I think Watford did something similar? Other clubs?).

Two thoughts occur:
1. Can the club itself not borrow at a cheaper rate than they're having to offer on the bonds to get this one away?
and
2. If they're having to do this for a (relatively inexpensive) training ground, how do they propose to raise the far greater sums required for a new stadium, ideally much closer to W12?

First question is one I've been pondering too. Looking at mortgage lending rates (simplistic comparison probably), one would have thought the club could get a better rate than 5% (or 8% of bond holders take up the offer of club credit)?

Second question I guess is more complex, and depends on how much Loftus Road plot could be sold / developed for, and if H&F are going to work with us on the Linford Christie site etc etc.

Apart from the 3% of club merch/tickets and the never going to get paid 25% promotion bonus, 5% tax free per annum over 5 years is quite good. Do they have a banking licence and guarantee for the ISA?

I think lenders don’t like securing loans on football grounds these days because they’re too hard to redeem without a huge press campaign villifying the lender if the club defaults.

Also, if secured against the training facility, it might well be what they build will be worth much less than it cost and incapable of repurposing.

QPR: New Training Ground

Your loan will be at the bottom of the list in repaying money

You can bet that the 5 percent will not be paid annually
Just at end of five years

Maybe

Perhaps

No, an excellent grassroots campaign put an end to their plans for Warren farm. :)

QPR: New Training Ground

At 5% (or 8%) that would class it as a Junk Bond, which sounds about right for QPR...

I wonder what our distressed debt trading board member would say about it!
