Great progress.

Pleased to see that the guy behind the Emirates stadium is involved as that really is a work of art IMHO. A rough 1/3rd scale model for LR wouldnt be a bad starting place (no need for the huge Panasonic TV screens though although if you could buy two second hand, of which only one works...)lol

I wonder who the first opponents would be?

I know all teams who have moved in have had big name teams come down (or semi big names at least).

Knowing our luck it'll be someone like Fulham.

Are these necessary to gain safety certificates?

Well I went past the site today and since the announcement 12 hours ago there has been no progress in constructing the stadium.

When will the club learn....we don't want to go up....typical Brentford....Bees United out....etc...etc...;)

Great news. Congrats to all concerned.

Agree no need for TV's in the ground, we go to watch the game "live" after all :rolleyes:

However considering the proximity of the site to the A4 and M4 flyover I say stick a effing great big HD screen on the OUTSIDE of the stadium facing that side and play adverts for all the big multinational brands that currently erect massive hoardings all along that section of road. It would bring in lots of lovely wonga and hopefully pay for some decent players and attract capacity crowds INSIDE the stadium.

God, I am a GENIUS !!! :sorted:

NB - While I am on form, get Fullers to become stadium sponsors and call it "The London Pride Stadium" :wave:

We'll have twin towers, an arch that lights up, a retractable roof, telescopes to view Kew Gardens;) , a Hooters pub on each corner:sorted: , a gastro pub where there aren't corners, stone cladding, a double garage with an electronic up and over door, solar panels, wind farm (not Bigbee after a curry, lots of windmills;) ), a monorail:eek: , electronic windows, air conditioning, four wheel drive, push bike, roller skate. It will end up a complete and utter pigs breakfast.

I want, good beer, good football, good beer, good atmosphere, good beer, good seats, good beer, hot (not fecking MK nuclear hot that blister your tounge for a week) pies and good beer to cool your mouth down after a hot pie:sorted: .

One thing I don't understand is why don't Barretts just build whatever they want to build on GP on the site at LR? I assume they can't just do that now we've passed the land to them? :(

Griffin Park would only just fit in to the new site. I assume the new statium design will be close to the design in the press release to accommodate 20,000 seats, a 2 tier wrap around :shrug: I'd be happy with that :sorted:

Sorry - i know i am being lazy in not reading the previous 129 posts so this topic may have already been covered, but what happens if we for some reason cannot raise the money, or simply have a falling out with Barratts? If they own the land, it is theirs to do with as they wish. What happens if they decide they can make more moeny from a 100% residential develoment than a football stadium? I dont wish to pour cold water on this, but we seem to be further away from security not nearer it. BFC no longer has the right to any land in the area, or am i reading this wrong?

It appears there are contracts on an 'agreement in principal' at the moment. Apparently if it doesn't work out then Brentford have the option to buy the land back, which would obviously involve finding someone else to pay for it.

However, that appears to have been posted in Jan so things may have changed...

I suspect our main security is that without our involvement Barratt would find it hard to gain the necessary planning permission for a purely residential development..

Rumour has it that Fullers will not sposor Brentford due as if they did QPR and Fulham fans would cause a drop in Sales.

Rangers and Celtic for example share the same sponsor and drink the same beer.

Just imagine that Carling sponsored QPR, we'd all be on the Fosters or Stella, quicker than you can say pint please

And for those other indolent souls like me, here is the answer, courtesy of the BU website:

3) How is BFCLR protected from the development partner doing their own development or selling the site to someone else?

There are signed contracts that outline an agreement in principle for the two parties to work together on a development that will include a stadium alongside residential and commercial facilities. The intention is that part of the profits from the enabling residential and commercial development will fund the cost of the stadium.

The next step is to negotiate a detailed development agreement, which could take a year and will set out binding commitments, which would then enable a planning application to be prepared and submitted.

If it is not possible to reach a detailed agreement BFCLR then has an option to buy the site from the development partner, if we can find alternative funding to do so.

Barratts need GP to build social housing on,(i'd hazard a guess) so that their plans for LR will include top notch flats/apartments and so not to include any social housing on the new build. therefore they can ask a better price?

I'd guess its the other way around, that the social housing will be at Lionel Road as we need to maximise the value of GP to pay for the new stadium

So as it stands, Barratts own Lionel Road. BFC own Griffin Park.

BFC do not appear to have any legal interest in Lionel Road. Barratts do not appear to have any legal interest in Griffin Park.

If a stadium gets built at Lionel Road for BFC what interest will we have? Leasehold/Long leasehold/freehold? Leasehold interest could cripple the club as they will have no asset to borrow against (should we need to). We would also need considerable income to cover the rent on top of all the other expenses that go with Championship/Premiership football.;)

What interest will we have in the supporting uses? It has been put to us that GP is out dated and there is no complementary development that can support the club and provide extra income. Will we get that at Lionel Road?

So far it has been suggested that the Watermans Centre may possibly perhaps relocate as will the Fountain Leisure Centre possibly maybe. If that is the case, then my guess is that the council will try and get these for nothing via a section 106 agreement and BFC get nothing for it.

What is left for BFC out of the supporting development?

I hope that we have some very hard bastard negotiators working for us, when they start drawing up the development agreement.

i doubt it, the blocks in LR will be much bigger, 520 apartments supposedly. Whereas GP will fit a lot less due to height restrictions.

I don't think it quite works like that nowadays.

Some resi developers were building out two sites at a time in the same area, one for their 'private' customers and one a few miles away to cover off their affordable requirments and help keep the values up on the private site.

I think many councils cottoned onto this and closed the loophole.

If they want to bring that part of the borough up and develop it alongside the rest of that area, why on earth would they want to stick social housing in it?
Top quality or at least affordable apartments would bring in a lot more money and value to the area rather than social housing. Isn't social housing exactly the kind of thing you don't want put right next to a shiny new development with lovely white walls and corners to hang around in, full of people who more than likely won't pay good money to come and watch the new local team?
Or is 'social' in this case just meant to mean affordable?

Having said that though, I'd feel sorry for the good people around the GP site if a development was put up and the borough's worst shipped in.

Just to declare a couple of interests, I'm a Brentford ward councillor and live opposite the New Inn.

Off-site affordable housing is generally frowned upon as it goes against the principle of having social housing in new developments - the desire to have mixed communities. Having said that, if the result is a large increase in affrdable properties, it is sometimes allowed.

And I'd argue that it is very wrong to say that 'the borough's worst' live in social housing. The former Cllr Kirton of this parish would certainly disagree.

Lots of work still to be done on this but the news this week is excellent and congratulations to all at BFC and Bees Utd for getting to this stage.

Agreed. I acted as Employer's Agents for a well known Housing Association at the Capital West Scheme in Brentford with Barratts. The front of the three blocks is all social housing - a mix of shared ownership and general rent and to my knowledge you'd be extremely hard pressed to tell the difference between the residents of our block and those of the very nice private blocks without looking at what cars they all drove !

IMO the value of GP isn't really the issue now, Barratts now have LR (purchased on behalf of BFC) and GP (who BFC will 'sell' to Barratts for the, either, very very long lease on LR or get the freehold to LR stadium), they'll put houses/flats wherever they (under planning consent) see fit, whether it be LR or GP. Apartments built at GP will be no more than that at LR or the new development on Beechams old site.


As has been asked already, would BFC get the stadium site as a freehold or will it be a long leasehold with minimal rent? Anyone care to answer this question?
