New Stadium Progress

What BFC need is alternative uses to support non matchdays. Depending on what we get tenure wise, we should look at getting a budget hotel on the site and leasing it off to Holiday Inn/Travel Inn/Lodge. We should have conference facilities to match those along the A4 towards Heathrow which can be aimed at the many business in the Brentford area. If we can get some good catering facilities, we can do the wedding reception thing/Christmas party stuff etc. The Thorne In The Side Quiz nights will be able to provide increased capacity:sorted:

Why should we book hotel for the Big Red Ball, when it can be done at the home of football?

Bars outside the stadium will do little outside matchdays. Brentford is already over pubbed. What would be better, would be beer kiosks dotted around the ground, similar to Twickenham.

We will, more than likely, end up with some sort of ground share, which will only help to increase the revenue.

Basically, we need to bleed as much income out of the new stadium development as we possibly can.

I understand all that, I was referring to the pubs existing without match day trade

They won't all survive, if two out of the four around GP are still going 2 years after we leave GP, I will be surprised.

The move will see us find new watering holes as the others dry up (copyright Mr D Attenborough:D )

One proper pub for the new housing development would of course make sense though. I know who I'd franchise it out to :love2:

Plenty of comments in the papers over the weekend regarding the financial problems Barratt are having at the moment. Particularly them facing the possibility of selling off their commercial property division which I'm guessing may be handling the LR project (?).

http://www.guardian.co.uk/business/2008/apr/27/barrattdevelopmentsbusiness.shares

While I'm sure LR/Griffin Park project is a profitable one for Barratt, do we have a plan B if Barrat are forced to shelve the project becuase of their current circumstances? Is there another developer that could step in and take over the rights to LR from them should they withdraw?

First question: Yes.
Second question: hopefully we don't have to find out!

By time ours is ready to be built the housing market could well have picked up again

Or we will all be living on Big space stations:idea: lol

spoke to BU at the Fun Day and what is happening behind the scenes sounds really encouraging. 3 major developments in Brentford, LR, GP and Fountain Leisure centre. the 'mock up' of the ground looked ok too, 3 sides joined with the other long side seperate.

There is no great concern about recent developments in the housing market. The economic situation is one of low interest rates, high employment, high demand for housing, and low supply of property on the market. This is a long-term project, and fluctuations are to be expected.
At least someone's talking sense! A lot of this credit crunch rubbish has been because of greed from certain organisations and the media whipping it up and making people believe that the end of the world is nigh and we're all going to be eating dust for the next 5 years until bread becomes affordable. Is this '80s Russia?
Scaremonger people into stopping spending because a depression might be on the cards and they stop spending, which results in a depression. Self-fulfilling prophecy really.

Is the 'mock up' something that is going to be shown to the public anytime soon or is it still very much in the early stages?

New Stadium Progress

i think the mock up might be an example only...

New Stadium Progress

mock up sounds VERY familiar to the picture that was on all the flyers that came out during the season, promoting the fact that we'd got the right to buy the land...

New Stadium Progress

The bar looks huge, and the car park is underground

it was on display at the fun day, not just the computer designed picture which has been shown around but a planned layout as to where all the bits and pieces will/could be fitted in to the 'triangle' surrounded by railway lines.

the stadium was in the top to the right of triangle of land, the leisure centre in bottom right corner (this was shown with a 25m pool, squash courts and changing rooms), housing to the left of the stadium down the long side, and a hotel in the top left corner of the triangle. it was very tight. Parking wasn't obvious, they were also hopong for a walkway from Kew Bridge Station to the ground.

the architects doing the 'mock up' plans were the ones who revamped CHelsea's training ground and they have also done other stadia.

New Stadium Progress

No, that's the football pitch! Above it will be a massive 500 storey tower block of affordable housing going for 500k each....

don't be surprised if the 'housing' was reduced on the LR site and that LBH will allow housing development on the Fountain Leisure centre site.

I agree about scaremongering, but it works and is working.

I stand to be corrected, but there are two things that could balls up this project in my view. Number one is house prices falling, which realising the value of GP depends on. Number two is increased inflation, which affects the price of building homes, the new stadium and the enabling developments.

So as long as the current unsustainable situation continues, it'll be ok for the club? Well seeing as I'm probably not buying in the foreseeable future anyway, I'm all for it ;)

New Stadium Progress

I think the timing will work as, even with the "credit crunch", Gordon Brown will be borrowing someone's family silver to give us all a 'feelgood factor' before he's forced into the general election. This should stabilise property values and get the market at least trickling along. Being 'labour territory', the area will benefit more than most.

Hopefully, the stadium will be well on the way to completion before the house of cards falls down and the next government brings in the austerity measures to pay it all back... I imagine a sort-of 'bring your own candles' for evening matches!

New Stadium Progress

No doubt you are hoping and praying for the economic situation to deteriorate to such an extent that we are forced to invite QPR (and maybe even Fulham) to share or preferably merge with us, blunstonebabe? :fishing:

New Stadium Progress

This is London, there will always be demand for housing
Whether it'll be affordable in the sense of "can be purchased by people who don't already have an extensive property portfolio" is an entirely different matter, of course.

New Stadium Progress

Well Boris, in his Q&A session today, basically said that he won't insist on 50%affordable housing in new developments (which was apparently Ken's rule, although it has been much ignored by him) so Barrett's can probably adjust their figure by reducing the amount of affordable housing.

New Stadium Progress

wow. what an impressive lack of understanding of economics. brill.

New Stadium Progress

You get three years to convert to terracing in the Championship if we got promoted - what a waste of money when it could be built from the start.

If people want to a follow a stay-in-the-lower-divisions-forever football club then fine. I don't, I want one with ambition.

Forget the rights or wrongs of terracing, the legislation is here to stay and we have to follow it.
Find another club then.....would be my advice to you then...for what its worth.

This is all starting to stink of professionalism and is not what I expect from BFC.:(

the fact he is a bees fan rules blunstonebabe out of the running to be Mike Power...:D

but I would like to confirm I am not Mike Power just to save any confusion
