I'm going with the start of the 2014/2015 season


Having just had a look at the update on the Bias site I would settle for the start of 2014/2015.

I can't see the issues outlined there being resolved anytime soon. :(

I take nothing away from all the hard work put in by various people to get this far but it is Brentford after all .. I am still waiting for the stadium at Brentford Market! :rolleyes:

Does anyone know if any involvement is planned with social housing providers?

I'm absolutely sure there will be. The London Housing Associations that we're working with are all aware of this scheme so I'd be surprised if conversations hadn't taken place with Barratts.

This worries me slightly. I don't actually drive to games :beer: but I know families do and a lot of away fans will. Apart from that I dont think we can really take much from the article - except for Network Rail - 'We won't let you buid a bridge unless you build us a station aswell'. Seems fair enough I think.

I think the problem is that unless we could make a killing on the housing market for GP then there wasn't even a plan A, selling GP for housing was the only real option to finance a new stadium. I'm not really blaming anyone as I don't think there's any other realistic short-erm solutions, also hindsight's a wonderful thing but we've just seen the back of well over a decade in which the housing market has done nothing but soar.

Our plan B was a good plan B unless something happened to the entire new build sector, which on recent form was very unlikely. This time last year the big banks were falling over themselves to offer mortgages & begging the big construction companies to leverage themselves up to the hilt with acquisitions & big debts safe in the knowledge that business was booming & we were all sitting on big landbanks valued at billions of pounds that no-one could see being next-to-worthless overnight.

The current situation has caught everyone with their pants down - from banks to construction companies, to the government, to M&S, all the way through to your average man on the street trying to buy a basket of groceries for less than £50.

I think for the minute we should be grateful that we hadn't committed any enormous resources to the whole project, our new plan B has to be to survive what looks to be a harsh downturn in Britain's economy (The type in which expensive luxuries like going to football on a saturday may start to prove less appealing) & come out the other side in a position to start all over again.

Extremely worried, cannot sell griffin park for houses! (who in their right mied is going to buy) therfore no new stadium. how long can we last losing £k500 per year, we need a new stadium bringing extra income as soon as possible.

Have we bought land already or can we negotiate a better price reflecting present climate? hope we have not bought at the highest premium.

1st signs of reccesion looming is that the construction industy collapses just like 1987 ie Barrats, Wimpy etc are releasing staff, losing share price and land values etc. was in building game till 91 then got in oil and gas construction as safer industry and tided the 99 recession luckily.

Wouldn't disagree with that.

My concern is that we have been whipped into a Lionel Road frenzy and perhaps those in the know are reluctant to say that if Plan A fails, Plan B is to stay put and try and survive. Which, in the current climate should be considered and communicated to the great unwashed.

The residential construction market has had a big kick in the nuts and they are all struggling. Quite how we would 'slot' A N Other developer in when the whole sector is down is beyond me.

The whole Plan B thing is a joke. We have Plan A and Plan A with another developer. If we adopt that approach, we could be on Plan X by the end of the year, which is Plan A with the 24th prefered developer.

I think there are several League clubs at present at varying stages of new ground developments and I suppose most if not all will be effected by the housing slump.

The problem for everyone will be uncertainty as to when the housing market can be expected to recover to the point where new construction takes off again. I think in Barratt's case the annual report put the companies land bank at 5.3 years worth of housing sales based on the recent sales record of 17,000 to 18,000 housing units per year. If sales levels drop by the 50% predicted by many, than that leaves the company with a land bank equivalent to over 10 years of sales to work down or sell off until such time as the market recovers.

Prior to Barratt's acquisition of the Lionel Road land, the principal reserve plan was the grant funded improvements to Griiffin Park for which the club has secured planning consents and of which the Ealing Road roof was the first completed phase. Further development of GP however, required substantial capital committments by the club and the business case for major works on New Road and other areas is (or was) far more tenuous than the Ealing Road works.

The club has announced a strategy for next season of funding an enhanced playing budget with monies that have been largely secured in advance. Improved attendances, cup runs, transfer fees and TV/play-off income are all potential opportunities from such a strategy that (if any materialise) may help to reduce the total funding required for the year.

How the club can approach it's strategy for the following season (s) is almost certainly going to be influenced by both the outcome of this season and how quickly the housing market settles.

But ultimately we have an exciting development to build and valuable land to sell. Sure it would be an almighty headache if Barratts folded or was bought out but let's hope someone else would take on the project.

It would be........ Brentford innit. If that was to happen, just months after this partnership was revealed, it would be enough to finally convince me that there is a huge curse hanging over this football club.

The appearance of the Stadium will undoubtedly be distinctive. The current proposal creates and enclosed pitch to maximise a cauldron like atmosphere and focus attention (and noise) onto the playing surface.

very encouraged having read this. understand the decisions around standing, both from the point of receiving funding and the eternal reluctance of all football club boards to allow a viewing choice to fans that is by nature cheaper to them than seating. having said that it would be interesting to have a space earmarked for potential conversion, in case views change, and in particular economics of the game change, to allow this to be feasible.

can't have it all though can we? need to pay for those bees wings. ;)

this thread perfectly sums up the life of a Brentford fan, one post will give you the massive high of reading the Architects plans for our new ground, then the next will bring you crashing down to earth regarding the fall of Barratts.......why is it never easy with this great club !?! :)

nope.

it would be too expensive to 'add on' another tier, plus the triangle of land and the part the stadium will take up isn't big enough to allow expansion. the stadium designed, with a 20,000 capacity, is the biggest it can be.

No it isn't, i am fed up with bad luck. I thought we had cracked it this time and now it seems to be slipping away again. I hope i am just over reacting. Thank God we are gonna get promotion this year to cheer us all up.

It's being designed for expansion. This would only be feasable if in the Premiership. Let's try and fill 20,000 first!

Even in the Prem'ship (a very long way off) I would be surprised if we needed more than 20k very often.

Taking the Ch'ship as a more likely target, I wouldn't see us exceeding 20k there at all, so that seems a sensible maximum even in the med-long term

What about all those top-of-the-table clashes with Charlton, Crystal Palace, Reading, Watford, QPR and Fulham?

Assuming it's a serious question, if you mean top of championship, I would be surprised if we reached 20k for any of those - particularly if we kept away fans out of the home end (or will it be a home tier, with away fans confined to 6 rows at the front?)

A lot might change if we are looking more than 10 years ahead, but if we got 2 promotions in a row, I wouldn't see us being able to get 20k even if we had the room

Agreed. I can see the FA and/or FIFA allowing standing again in the future, but not the forseeable future.

If we'd had the capacity, we'd have sold 20,000 tickets for Brentford v Reading in May 2002.
