why don't those who seem to want Plans B, C and D etc etc offer their services to BU, to look for alternative sites? or are you the ones who complain and offer no help?

I have been in and out of the country the past couple of years and have obviously missed various statements, meetings etc.

This is a question not a comment or reply:

Can someone, in a couple of paragraphs, explain how selling GP, which is laden with debt, can fund a new, much larger, state-of-the art stadium?

(even before the current short-term housing crisis - which will pass in a year or two)

The chairman, board and management are bright forward-thinking people so there must be a logical way. Is it Lottery funding for example?

I have read it again and all it says is that the site at LR will fall automatically back into our laps if they pull out for any reason. What if they pull out and nobody else wishes to partner with us at LR? Is there a Plan B to redevelop GP or to groundshare elsewhere or just a plain old Plan B not involving LR?

The answer is NO when it should be YES! IMHO
You disagree, surprise surprise having put all your eggs into one basket and that is your right.

Lets all hope BFCLR ltd pull it off. I will be happy as I will have the third closest boozer to the ground!!!!

Why don't you get it now then? Best to make sure! Do you have a "Plan B" in case another pub is built closer? and a "Plan C" to build the 3rd closest pub to another stadium should Lionel Road not go ahead?

just off the top of my head, i haven't measured it or nuffink, i'd say the pubs closest to l.r are; the express, the wagon, bell+ crown, captain morgans, the greyhound, the john bull (or whatever it's currently called) then the princess royal.

Readings went up because of success on the pitch surely? This success on the pitch was in some way due to the additional revenue streams which enabled them to spend more on the football product and bring success and then bigger gates.
Too many of you are looking at it as a pure football product. The new stadium can produce more than that, and from that the football could/should improve along with gates.
Hounslow and surrounding boroughs have larger population than Reading too so I would suggest our catcment area is actually very large in population to compete alongside Fuulham & QPR.

Reading averaged 8000 in their last season at Elm Park when they finished in the Championship play off positions and lost to Bolton at Wembley.

The following season when they were relegated to league 1 they averaged 22,000

I beleive i read that the The population of Brentfordshire (the boroughs of Houslow, Ealing, Richmond, Spelthorne, Hillingdon) is equivellent to Leeds, Bradford and Middlesborough combined.

QPR, Fulham and Chelsea are all in Hammersmith and although there catchment areas over lap with ours are also very distinct. When Chelsea looked at relocating and the locations of their season ticket holders most of them I beleive came from SOUTH London. Fulham have the boroughs of Wandsworth and Merton and QPR Kilburn and Harrow.

We should also remember that East Berkshire and South Bucks could still be a Brentford stronghold. There are still a lot of families in this area with their roots in West London.

It is also a fact that Wycombe make a million pounds more than us through their facilities and this alone would wipe out our current losses.

Walked it today and its the fourth closest not third cos I forgot the bell and crown. But it is closer than ORiordans (Captain Morgans) but only just!:wave:

really? the p.r is closer to lionel road than captain morgans/o'riordans? i have no axe to grind on this one, and wish you as the guvnor of the p.r all the best, but are you sure on that one? and what about the greyhound? and the john bull?

and according to that guide there's a pub on kew green called "the bottomist"?? perhaps they should check their facts?

Post 1000 says it all for me. There is NOWHERE and NO-ONE who is going to be unaffected by the current financial climate, and i for one am bricking it over whether Lionel Road is a go-er or not - all things within the construction/property market considered. HOWEVER it is our only option right now - can you imagine how far talks would go with partners on a potential new site for a ground (other than LR) in the current climate? NOT VERY FAR is my guess.

as an aside, why oh why oh why couldn't brentford finish being an "up and coming town" BEFORE the credit crunch set in, like numerous other parts of london? i bought a property in the area that's value has frozen, and my football club's new ground is bound to be affected as well. It's almost tempting to say "It's Brentford, innit?" Bet no-one's thought of that one before.

I have done.
I, too deplore those who complain without trying to help.
I gave up an awful lot of time, and a bit of my own expense, on this, making enquiries, speaking to several Chief Executives and looking into several local options ( initially at the suggestion of one of the then club directors) a few years back, and also presented a 'strategy document' to the club in respect of one possible site.
I sense that some folk on here are ultra-defensive over Lionel Road, for various reasons, and resent any questions and suggestions from others .
For the record, I , too, dearly want to see Lionel Road succeed, and I acknowledge that lots of hard work, and thought, has gone into that project( some of it by one or two of you guys on here)
However, some of us( and that includes one or two very close to the club) believe that it is vital for the club, and BU, to still keep other options constantly in mind, just in case things do not work out re Lionel Road.

What insurmountable events are you specifically worried about that will affect Lionel Road but not any other site?
Nana, I appreciate that any alternative site could also have numerous obstacles, some of which may, or may not prove insurmountable.
Some of my worries are:
Politicians have been known to break promises, Council's and Governments can change hands, Funding for major developments can fail, Building firms can go bust( some of them have), residents groups can mount major opposition( which can often make politicians think again!), traffic issues ( especially so close to Chiswick roundabout) can be raised etc etc.
Yes, similar problems could occur elsewhere.But if Lionel Road cannot overcome all the obstacles, we will have to consider other possibilities anyway.I would rather us do so now, rather than in, say, five or six years time.
It makes sense, to some of us, for the club, and BU, to constantly monitor the situation, and to , at the very least, keep considering other possible alternatives.Just in case...
I guess you and I may never agree on this, Nana, so let us just respect each others right to an opinion.
On this one, I actually dearly want you to be proved right !

So you prefer a spell in non league, but later state that 5K in 20K stadium will be just great (in a sarcy way).
Would non league football not produce the likely outcome of 2K in a 12K stadium. That'll be great too. :rolleyes:

Think a lot of people thought on hearing about the new ground; HERE WE GO AGAIN, just like Brentford Market and all the other times we are promised a new ground or a better Griffin park i suppose they will build flats on the New road side this time !

There is only Plan A, thats the end of it.

Plan B is Plan A with a different housebuilder.

All the eggs are in the Lionel Road basket, at present it is the only option, site wise, to re house BFC.

It concerns me that we are not looking at alternative ways of getting Lonel Road built, but then if you question it, you get laughed out of court by some on here that should know better and so you end up thinking why the feck should I bother.

We have to look beyond matchday income to generate success on the pitch and maybe Darlington have now realised that. Should they start generating larger crowds they will still have a ground big enough to accomodate them in teh future too.

I am sure reading had plenty of people who preferred to wallow in failure but the rest of their fans had to work around them and i guesse that is what we need to do.

I guess this is covered elsewhere but is topical at this time of freezing weather.

Is it planned to have undersoil heating beneath the new pitch at Lionel Road.

presumably it is relatively cheap to install at the outset and compared to the total stadium cost the extra expense will be minimal.

Isn't undersoil heating is for visitors from the premiership so as they don't get there poor little tooties cold.

The alternative is covers which are labour intensive and expensive. A non-league chairman was on the radio this morning saying it had cost £4000 for a week to hire!

Before Xmas I showed a flat in Brentford to a London Welsh rugby player and he said his club had big hopes of being a partner at Lionel Road.

Off topic a bit but I cannot fathom how Brighton are funding their £64m new stadium, doesn't look like a Lionel Road enabling development so where's the money coming from?

Their funding has been kept a bit of a secret, all they will say is that they have a sound business plan but they will have a mortgage to pay!!!

At least they've actually filled there ground before plus the egg chasers play there too. Darlo's ground has to be the biggest disaster by a distance.

Barcelona's average gate is 65.9% of the Nou Camp capacity.

If you take Brentford's current 36.5% crowd to ground ratio & equate this to a 20,000 Lionel Road then are average gate would be 7,300. I know we are knocking around in the bottom tier (at the moment) but even back in 92/93 are average gate was under 9,500. What occupancy percentage are the board working on to make 20,000 seats viable.

It is not matchday revenue that will increase income but non matchday revenue. You need a bigger stadium to be able to produce facilities to bring in the non matchday income. Some of the additional non matchday income can go towards a bigger playing budget, to get better players win more games and then you see bigger crowds coming in on matchdays which then sees even more income generated.
Darlington might only get 3K for home games, but I would guess that their non matchday income has improved greatly to enable them to have a bigger playing budget that is not dependent on crowd revenue and they are now also able to consider even more income generating ideas for part of their ground whilst the crowds are still very poor.
Too many labour the point of match day crowds and why we need such a big capacity. Its the ground that is needed more than the crowds at first imho and that could generate sufficient income to later improve crowds with succesful football team.

Poor financial management in implementing the stadium an d10 managers in ten years has been their problem which ultimately led to their releagtion and loss of £50m premier money per season. Building a new stadium on a finacial budget of premier status has been a problem for Southampton, Coventry & Derby.
We would be starting from a much lower league status with I hope prudent financial forecasting and much smaller mortgages than all the above clubs.

agree:sorted:........we've got to work on the 'Reading' model, in that they were on lower gates than us when they moved and now regularly get 20,000plus.......we have to have a minimum capacity of 20k or its just not worth the move.........end of:cool:

but will this ever happen???..........i have my doubts:(
